How do I know when to replace my roof?
Look for signs of wear. Are you missing any shingles? Are they curled up? Look for granules in your gutter or valley areas. Loose or deteriorated flashings. These are all signs that your roof is failing. It's a good idea to inspect it twice a year to be sure. If you suspect that your roof is failing, call a professional to be sure. There should be no charge for any estimate.
Do I need to replace my roof if it is only leaking?
Maybe, but in most cases it can be repaired. If the damage is minimal and the roof is still in decent condition then a repair may be all you need.
How long will replacing my roof take?
Depending on the size of the project it will take about 2 days for the average residential to 2 months for large commercial jobs. In square footage this is about 1500 square feet a day for a five man crew
Can I repair it myself?
If you feel confident in your ability to locate and properly repair the damage, then go for it. Be careful. If you can't fix it, then call a professional. There should be no charge for any estimate.
All the bids were close ,who do I choose?
Check out each contractor. Make sure that he is licensed, bonded and insured. Does he belong to the Better Business Bureau? Ask about the crew. Remember the estimator does not always oversee the job. How long has he actually worked in your area. Some companies are new to the area, but have home offices in larger cities or different states. Word of mouth is probably the best way to find out about local contractors. These questions won’t ensure the best choice but they may help you feel confidant in your decision.
What type of warranty should I expect?
Warranties range from 2 years minimum and up to 20 years. Make this one of your priority questions. Manufactures’ warranties are usually 20 plus years with the first 5 years non- pro-rated.
